We recently sold a condo through  Elizabeth Reed-Yoakum.  Liz was the consummate professional throughout the sales process, from beginning to end.  Initially, she worked with us to set a realistic asking price, and advised us on staging the property for maximum effect.  Next, she brought in all the agents from her office on a "tour" and informed us of the agents candid assessments, which helped us gauge our expectations. 

Liz organized a terrific marketing strategy, first placing ads in the Sacramento Bee, the MLS and craigslist advertising the condo and its Open House.  She took wonderful photos of the property which highlighted its good points and minimuzed its no so good ones.  In addition, she produced a very attractive flyer that was easy to distribute. 

Even though the real estate market was a a low point during  late 2006, we had an offer within 3 weeks of putting out the "for sale" sign!  Liz had met the buyer during the very first open house.  Because of Liz's suggestions, the condo made a good impression. 

As the offer and counteroffers were made and accepted, Liz guided the negotiations with great skill.  She kept us informed of every step along the way and made us aware of every conversation she had with the buyer and agent.  Even during problem times, Liz carefully kept on top of the situation, making the necessary calls among all the players involved.  She handled this somewhat complicated circumstances with great calm and professionalism, making us feel assured that we would indeed close the deal.

And, in fact, we did get to close the sale of the condo.  Thanks to Liz' s work, we even walked away with several thousand dollars more than we had originally bargained for due to her expert negotiations skills.   

All in all, Liz did a great job for us.  We now consider her to be "our agent" and look forward to working with her on future real estate transactions we hay have.  We have no hesitation in giving her our highest recommendation.

This is our reference letter for Liz Yoakum, our dear Real Estate Agent. We first met Liz at an open house as we started our journey towards buying a house. We quickly found Liz to be intelligent, experienced, polite and observing of us and our situation. Most importantly for us in that first meeting, Liz was not pushy. We decided to work with Liz, and we were about to find out how lucky we were to find her. She did a fantastic, wonderful, professional and friendly job for us as our buyer’s agent.
 
Our story is a long one. This was our first home purchase in many years and the market was very different than ever before. There were short sales, foreclosures, REO’s, Bank owns, lots of types properties, new terms and situations to learn of. Liz was there for us every step of the way helping us learn the market. She sent us daily MLS updates and helped us see properties and learn of offers and timing and all that goes with buying a house. Our first offer did not go through. It was a short sale. We stayed with it for 6 weeks but the seller’s bank never fully approved the deal. It was a tough time for us but Liz was a friend through it all and accepted our choice to leave that property behind. We started again with our search for a home and with some luck and Liz’s daily email MLS updates, we eventually found a “normal” for sale house that we really liked. Liz was right there with us to show us the house and make that offer. 
 
Our offer was accepted and it was then that the hard work began. We had started with a mortgage broker who we had confidence in, but found it to be misplaced confidence as they continued over 45 days to make mistakes and ask for delays and generally fail to come through for us on our loan application, even though we had great credit and the house was the right priced house for us. As you can imagine after 6 weeks on the first house being a disappointment and now another 45 days on the second house offer becoming another potential huge disappointment for us as buyers, we were becoming more worried and upset with it all. All this time Liz was right there for us. She would email us nightly to answer our questions and just be there for us as a friend and our Real Estate professional. In the end, at the advice of the sellers and Liz and our choice too, we switched lenders. For a couple of days it was very tense with the old lender. Liz really stepped up to the plate at some critical moments then where we needed her to be our agent and helped us move on to the new lender. She made several key phone calls for us and we found our new lender was a big help as well. In the end, catch a breath, here we are in our lovely new home!
 
Words can not fully describe how hard Liz worked for us over 5 months, and just like that very first meeting, the whole time Liz was friendly, professional, intelligent, not pushy, never panicked, and always there for us as our Buyer’s agent and now dear friend. We love her and thank her dearly for helping us buy our new home. We recommend Liz Yoakum with our highest regard and confidence. You will do well to work with Liz.

When we decided to sell our Folsom home, I asked our Fair Oaks neighbor and Real Estate appraiser, Dave Winn, who he would recommend. He said, without hesitation, Liz Yoakum. I figured since he was in the business, he knows the cream of the crop. And he does! I looked Liz up on her website www.lizyoakum.com and was so impressed with all of the buyer and seller resources she made accessible to everyone. I must have opened up every tab and printed several pages of information on what to do when selling a home, what to ask your sales agent and so forth. Then I looked at all of the testimonials and I said to my husband, "Here she is, Liz is our agent!!"

We met at the house and Liz came prepared with all sorts of comps and information about our community. She gave us staging ideas (the home was empty because we had already moved) and suggested minor repairs to do before putting the house on the market. She provided us with a roofer, appliance repairman and house cleaner/painter so that we didn't have to look for these folks on our own. Liz took us around the neighborhood to look at other homes for sale so we could feel confident in our asking price. Liz put our house on the market on a Friday evening in February, held an Open House on that Sunday in terrible weather and in a very rough market, and we had a serious offer on Monday! In essence, we sold the house in three days!! Of course, getting an offer is only the beginning. Wendy and I started our association with Liz Yoakum some 15 years ago. She helped us buy a small rural home with some acreage. We found her easy to work with and receptive to what we needed and wanted in a home.

We reconnected with Liz in January of 2011. We wanted to sell the home she had helped us to buy 15 years previously and buy a new home in Sun City, Lincoln. We again found her easy to work with and receptive to our needs.

She readily showed us around Sun City and offered her opinion on what we were seeing when asked. She was able to reflect back to us, thereby helping us to clarify what we needed and wanted in a new home. The home we chose was a beautiful house with a large back yard and a view of the preserve. Liz helped us to determine what we should offer for the home and throughout the following 85 days, she helped us with the many issues, some significant, that arose regarding the house. She was also able to refer us to a broker that helped us fo finalize financing. During this time, our patience wore thin and our frustration mounted. But Liz stayed calm, offering us choices where she could and helping us to articulate our continuing interest in the house. She never seemed to grow inpatient and was always available when we needed her, even just for a kind word or assurance.

Once we were able to move into our new home, she undertook to sell our rural propertry for us even though the property was at a considerable distance from her office and meant many long trips out to the property or to meet with us in Lincoln. During the 8 months, she again exhibited a calm exterior, assisting us to meet the many requirements for selling a house. As we were forced to deal with many potential buyers, some extremely demanding, Liz helped us to sort everything out, always aiming to get us top dollar for the property. She again remained available to us at all times, even when she was on vacation and out of the area.

Since the rural property sold, Wendy and I have reflected on how valuable Liz was during our year-long ordeal. She remained solidly in our corner and we always felt she was our exclusive agent. We would, without hesitation, recommend Liz to anyone buying or selling a house or property.

My wife Jackie and I decided that we needed to include income property into our retirement portfolio. While we had been discouraged with the current housing market, we nevertheless decided now was the time to improve our long-term situation.
 
We recently closed on an income property via "short sale". For 2 months we had been driving in our area looking for the properties. The July 4th holiday weekend we saw a potential property and left a voice mail to Ms. Reed-Yoakum, from Keller Williams Realty, whose name appeared on the "For Sale" sign. Elizabeth (Liz) contacted us immediately and inquired as to our interests. Liz set up a meeting at her office, provided us with various information and listings in the area that would suit our criteria. She continued providing listings via the internet. After less than a month of searching, Liz located the "right one" for us.  The property we sought was a "short sale" While we understood the concept of short sale, Liz clearly explained the process to us.  Jackie and I decided to purchase the proptery. It was perfect. Liz was very familiar with the area. We felt very confident that working with Liz would ensure a positive result.

Liz recommended we contact Justin Johnson of Innerwork Mortgage, Roseville, for Pre-Approval. Justin went over our needs and credit report. He advised us how to improve our credit score to ensure an improved interest rate. Justin told us he'd be working close with LIz to meet short sale requirements and strict deadlnes. He followed through the processes with Innerwork Mortgage so the eventual loan would move cleanly through underwriting and final approval. Both agents constantly communicated the short sale process and I followed his lead.

As a result of the mutual communication between Liz and Justin, the loan process was opened and closed in less than one month. Very impressive indeed... Liz is still contacting us and helping with the rental agreement with the tenants...Follow through!

Jackie and I originally thought that with today's market and what we read, securing a short sale was next to "impossible".  After our first foray into acquiring income property, we have the greatest respect  for Liz Reed-Yoakum and Justin Johnson for their helpfulness, diligence and follow-through. I met Liz Yoakum several years ago at a Fair Oaks event when I was visiting my sister Kathy. Both Kathy and Liz had worked on organizing the event and were enjoying it. Later I asked Kathy how she rated Liz if she decided to sell her house, and she said: "Excellent-she knows the local housing market better than anyone else and works hard to make things happen. She is definitely my choice." I remembered that recommendation when Kathy died last October. Kathy's death was awful for the family, and complicated by the fact that she didn't have a trust, even though, as a lawyer, she had prepared wills and trusts for many other people, including my wife and I. She had hand written a will and that was we had to go on, so we had to go thrugh probate. Our probate court date was January 21st and we couldn't do anthing official before then. Family members could do some maintenance on the house and pay the utility bills but that was about it. I was named in the will as Executor but I live four hours away on the Mendocino Coast, so I needed a local Realtor who could go beyond just selling the house and keep an eye and hand on the local situation for us. Right away in October 2013 I made a verbal agreement with Liz to be the realtor after Kathy's estate went through probate. Liz worked with our probate lawyer, used probate forms and methods, and guided us through the process even though we couldn't sign anything. When the probate court made me executor on January 21st, she took it into high gear right away. My other sister and I agreed to sell Kathy's household goods and donate the money to the completion of Kathy's pet project, extending the dog walk at Phoenix Park, and Liz got the Park and Recreation Department and the Chamber of Commerce into it - orchestrating the assistance of at least 20 people as we raised over $10,000 to complete the dog walk. It was a wonderful thing and it helped get hundreds of people to see the house and promote its sale. Liz coached us throughout the sale process in February and March, and escrow closed in March at #325,000,as is, just two months after probate gave us an official starting point. This met our expectation just fine. My other sister is happy, the probate lawyer is happy, and my wife and I are happy. I highly recommend Liz Reed-Yoakum for real estate sakes in the Fair Oaks area.
